How much do I really need for a down payment?
You don't need 20% · that's a myth. FHA loans allow as little as 3.5% down with a 580+ credit score. Conventional loans start at 3% for first-time buyers through programs like Fannie Mae HomeReady. What is earnest money and can I lose it?
Earnest money (typically 1–2% of the purchase price) is a good-faith deposit showing the seller you're serious. It goes toward your closing costs or down payment. What credit score do I need to buy a home?
Minimum scores: FHA loan (580+), Conventional loan (620+), VA loan (580–620+), USDA loan (640+). However, rates improve significantly at 700+ and are best at 740+. If your score is below 580, start working on it now · paying down credit card balances and disputing errors can raise your score 20–50 points in 60–90 days.
Should I use the listing agent or have my own?
Always have your own buyer's agent. The listing agent legally represents the seller · their job is to get the best deal for the seller, not you. Your buyer's agent represents only your interests, at no additional cost to you (the seller pays both commissions). Going without an agent puts you at a serious negotiating disadvantage.
What are closing costs and how much should I budget?
Closing costs in Georgia typically run 2–5% of the loan amount and include lender fees, title insurance, appraisal, attorney fees (Georgia requires a real estate attorney at closing), property taxes (prorated), and prepaid insurance. On a $350,000 home, expect $7,000–$17,500 in closing costs. You can negotiate with the seller to cover some of these costs through a "seller concession."
