EverBetter LLC, a Georgia limited liability company doing business as Home Key Atlanta ("Company," "we," "us," or "our"), is a real estate team operating under eXp Realty, LLC, a licensed Georgia brokerage. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you visit our website or contact us about real estate services.

1. Information We Collect

We may collect the following types of personal information:

• Contact Information: First and last name, email address, phone number, and city/state.
• Real Estate Preferences: Buyer type, budget range, timeline, bedroom/bathroom preferences, preferred areas, and desired home features.
• Household Information: Family size, presence of pets and children (used solely to match you with suitable properties).
• Property Information: If you request a home valuation, a cash offer, or list a property with us: the address of the property, its characteristics (bedrooms, bathrooms, square footage, year built, basement, garage, HOA status), its condition, recent upgrades or renovations, and any asking price you provide.
• Selling Circumstances: Your stated reason for selling and your timeline. Depending on the option you select, this may include financially or personally sensitive circumstances · for example, that you are behind on payments, going through a divorce, settling an inherited property, or selling for financial reasons. You are never required to select a reason, and you may leave this blank or choose "Other." We use it solely to understand your situation and recommend an appropriate approach.
• Communications: Messages, feedback, or inquiries you submit through our website forms or chat widget.
• Technical Data: IP address, browser type, pages visited, referring URL, and any campaign tags in the link you arrived through (for example, which advertisement you clicked), collected automatically through standard server logs and cookies. We keep these records for 180 days and then delete them.
• Browsing Activity Linked to You: If you create a visitor account or submit one of our forms, we connect the pages you view on this site — including which property listings you look at, and how often — to your contact record, so that your agent can help you with the homes you are actually interested in. Before you sign in or contact us, your browsing is not connected to your name. See Section 6 for how to opt out.
• Lead Source: How you heard about us (e.g., Google Search, Zillow, referral).

2. How We Use Your Information

We use the information we collect for the following purposes:

• To respond to your inquiries and provide real estate services;
• To contact you via phone, text message, or email, including through automated dialing systems, regarding properties and services that may interest you;
• To match you with appropriate properties, listings, or investment opportunities;
• To send service-related communications, market updates, and relevant real estate information;
• To comply with applicable legal requirements and our obligations under the REALTOR® Code of Ethics; and
• To improve our website and services.

3. Telephone and Electronic Communications Consent (TCPA)

By submitting your telephone number and/or email address through our website, you expressly consent and agree that EverBetter LLC d/b/a Home Key Atlanta may contact you via phone calls, text messages (SMS/MMS), and emails · including through automated telephone dialing systems (ATDS) and prerecorded or artificial voice messages · even if your number is listed on a state or federal Do Not Call registry.

This consent is not a condition of purchasing any property or obtaining any service.

To opt out of text messages, reply STOP at any time. To opt out of emails, click the unsubscribe link in any email we send. An opt-out received by either channel applies to all communications from EverBetter LLC d/b/a Home Key Atlanta.

4. Sharing of Your Information

We do not sell your personal information to third parties. We may share your information in the following limited circumstances:

• Service Providers: We may share information with trusted third-party vendors who help us operate our website and deliver services (e.g., email platforms, CRM providers), bound by confidentiality obligations.
• Co-Brokerage: With your knowledge, we may share relevant information with cooperating real estate agents in furtherance of a transaction.

5. Data Retention

We retain your personal information for as long as necessary to provide services, maintain business records, and comply with legal obligations. Website request logs and browsing activity are deleted after 180 days regardless. You may request deletion of your data at any time by contacting us (see Section 9).

6. Cookies and Tracking

Our website may use cookies and similar technologies to improve functionality and analyze site traffic. You may disable cookies through your browser settings; however, some features of the website may not function properly as a result.

We set one first-party cookie of our own (hk_vs) that identifies your visit so we can see the order of the pages you viewed on this site. It contains a random value and nothing about you personally. It lasts 30 days, it is only ever read by this website, and it is never shared with or sold to anyone. It is not used to follow you across other websites.

Your choice about linking browsing to your name. If your browser sends a Global Privacy Control (Sec-GPC) or Do Not Track signal, we will not connect your browsing activity to your contact record — not while you browse and not retroactively. We still keep anonymous server logs, which name nobody and are used to keep the site running and to filter out bots. Most major browsers let you turn Global Privacy Control on in their privacy settings, and some enable it by default.

We never sell browsing activity, never use it for cross-context behavioral advertising, and never share it with advertising networks. You can also ask us to delete it outright at any time — see Sections 5 and 9, and our Do Not Sell My Personal Information page.

Where enabled, we use Google Analytics 4, a web analytics service provided by Google LLC, to understand how visitors use our website. Google Analytics sets cookies and receives your IP address, the pages you view, and general information about your device and browser. This data is processed by Google under its own privacy terms. You can prevent this collection by installing the Google Analytics Opt-out Browser Add-on or by blocking cookies in your browser. We do not use analytics data to build advertising profiles, and we do not share it with advertising networks for cross-context behavioral advertising.

7. Security

We implement reasonable administrative, technical, and physical safeguards to protect your personal information from unauthorized access, use, or disclosure. However, no internet transmission is completely secure, and we cannot guarantee absolute security.

8. Children's Privacy

Our website is not directed to individuals under the age of 18. We do not knowingly collect personal information from minors. If you believe we have inadvertently collected such information, please contact us immediately.
